Many real estate owners and tax preparers believe cost segregation simply defers payment of taxes. While they recognize it effectively generates an interest-free loan from the government, they do not understand it also provides tax reductions in most cases.</p>
<p>For most real estate owners (corporations are the exception) income is characterized as either ordinary income or capital gains income. It is not intuitive, but cost segregation changes the character of income from ordinary income to capital gains income providing tax reductions of up to 20%. This occurs because the additional depreciation is a tax deduction that reduces ordinary income. When the property is sold, it is recognized as capital gains income. Having more tax deductions increases tax reduction.</p>
<p>Since a portion of the cost basis is allocated to short-life improvements, some owners and tax preparers express concern that the depreciation will be recaptured when the property is sold (at a tax rate of 25-35%).</p>
<p>When a property is sold, the owner and the tax preparer typically collectively review the sales price and depreciation schedule to allocate the sales price between land, short life property, long life property, and profit. After reviewing the condition of short-life property, it is usually determined the value is similar to the depreciated basis (book basis). Hence the depreciation is not recaptured since there is no gain upon sale.</p>
<p>This is reasonable and appropriate since the short-life property depreciates more rapidly than the structure of the building. Short-life property includes items such as carpet, vinyl tile, paving, and parking lot striping. These items do physically depreciate from use and weather (if outdoors).</p>
<p>The capital gains rate (maximum of 15%) is less than half the ordinary income tax rate (maximum of 35%). By converting the character of income from ordinary income to capital gains income, cost segregation identifies tax reductions by reducing the reduces tax rate by over 50% (for income shielded by cost segregation). In addition, cost segregation defers payment of taxes from the year it is earned until the year the property is sold.</p>
<p>Cost segregation produces tax deductions and reduces federal income taxes across the country and in every size market. Below are just a few examples of where cost segregation generates meaningful tax deductions.</p>

Those born at the dawn of the internet age may be IT-experts before they reach their tenth birthday, whilst those old enough to remember black and white television are encouraged to ‘go online’ at every opportunity, be it for internet banking or to book a holiday.</p>
<p>This change in mindset towards interactive technology means that many teachers – old and young – will feel just that little more confident about adopting new digital tools in the classroom, which is good news for youngsters brought up on a feast of computer games, multimedia players and the World Wide Web.</p>
<p>From a technology perspective, the internet should be the core underpinning feature of any modern classroom. Research is the chief basis for utilising the internet in education because pupils can tap into a wealth of facts and stats, learning the fundamentals of investigative study along the way. The World Wide Web helps to solve many problems relating to the access of information in schools, in terms of constantly having to update school libraries.</p>
<p>An extension of this should be wireless connectivity. This involves laptops being interconnected in the classroom, allowing youngsters to work at their desks without lots of cumbersome wires strewn across the room. Furthermore, if the portable computers are linked wirelessly to a printer, pupils can print from their PC no problem.</p>
<p>Web and wireless technology aside, what other digital tools could classrooms be using to their advantage? This can be problematic at the best of times, but for children with reduced hearing or a short attention span, tuning in to what a teacher is saying might be impossible. This is why wireless microphones and strategically placed speakers are a good idea, as they help to bridge any inherent acoustic gaps in the classroom.</p>
<p>Throw into the mix a plethora of interactive multimedia applications and educational software that have been designed by teachers for teachers, then what you have is a fully modernised, technologically switched-on classroom that is well equipped to manage the myriad of scenarios encountered by educators on a daily basis. Exploring vast unspoilt plains, reserves and national parks, filled with breath-taking scenery and elusive animals. Everyone has a must-see, whether it’s the gentle elephants, fierce lions, cheetahs, rhinos or a whole multitude of other animals. It is, however, getting increasingly difficult to find these beautiful animals as their habitats are slowly encroached upon, poachers continue to operate illegally killing for skins, ivory and often selling any young to zoos or circuses.</p>
<p>There are many charities who are dedicated to helping wild animals get back to the wild or, for those who are unsuitable for re-release, to sanctuaries where they can live in peace away from cages and cruelty. Every year they strive to free more animals from their captors and you can help by sponsoring or volunteering.</p>
<p>A victim of such cruelty was Menelik, just a tiny cheetah cub found tied up in a shop in Ethiopia, starved and sick. He would not have lasted much longer if it wasn’t for Born Free. Now he has a large enclosure at Born Free’s Wildlife Rescue, Conservation and Education Centre and is fully recovered and helping to educate others on the issues surrounding conservation.</p>
<p>No safari is complete without at least a glimpse of a lion, the icon of Africa. Even though the ones you see on the plains seem magnificent and untameable, even the mighty lion has been subjected to appalling conditions when taken out of their natural habitat. Achee and Ma Juah are two lionesses who were rescued from a car park and concrete pit in Libya. Underfed and alone, these two were moved back to South Africa and became firm friends.</p>
<p>There are sanctuaries scattered throughout Africa each with animals with their own stories of captivity and cruelty. Various groups work tirelessly to track down and save animals in captivity and many choose to contribute through sponsored walks and runs as well as through car boot sales, by writing to the government to encourage stricter rules and regulations when it comes to animal safety or even adopting an animal. Each person can make a huge difference and who knows, it could be your letter that sways the hand of a government or captor to help look after the animals in their care. Animals can’t speak out for themselves; they need you to be their voice.</p>

<p>For starters you need to think about how to find your way around the city. A lot of attractions are very close together so if you plan your days well you might find you can limit the amount you have to spend on travel and walk everywhere instead.</p>
<p>When you do need to do something other than just walking, try out the New York subway. This is an experience in itself and you can move between different areas of the city reasonably quickly and cheaply.</p>
<p>Obviously there will be some attractions that you will want to splash out on, such as the Statue of Liberty and the Empire State Building, but you can save money on these too if you look for special deals and offers. There are day passes which allow entry into plenty of different sites for a one off fee. Be sure to check availability on these before you go.</p>
<p>Even if you pay for entry to attractions as and when you see them, you can still save money elsewhere. Some attractions, such as Central Park for example, are free anyway. There are lots of sights to see in the park such as its famous carousel, and you will only need to pay for them if you want to use them.</p>
<p>It pays to be smart and do your homework to find out how to do things for free as well. For example if you want to see Manhattan from the water you can take the Staten Island Ferry for free. It also gives you the chance to see the Statue of Liberty up close.</p>
<p>You might be able to get tickets to see a television programme being filmed as well if you are lucky. There are plenty of shows on offer and you can sometimes get free tickets on the day if you queue up for them.</p>
<p>When it comes to satisfying your appetite New York is dotted with plenty of cheap eateries that provide a nice contrast to the more expensive restaurants. The Shake Shack is an excellent example, offering bargain burgers and much more in Madison Square Park and the Upper West Side.</p>

			<content:encoded><![CDATA[<p>When visiting Scotland&#8217;s capital there is one landmark that all tourists make their way to and it&#8217;s one that dominates the city&#8217;s skyline – Edinburgh Castle.</p>
<p>The Scots are extremely proud of the castle and quite rightly, too. Work was started on the castle in 1130 by David I, who ordered the building of Saint Margaret&#8217;s Chapel, which was named after his mother. This chapel still stands today and is the oldest surviving building in the city.</p>
<p>Another prominent feature was David&#8217;s Tower which was named after David II after he had ordered the rebuilding of the castle. English cannon fire during a siege in 1573 destroyed the tower but the ruins are still visible, albeit underneath the Half-Moon Battery - a replacement tower filled with cannons that was built in 1588.</p>
<p>For much of its history the castle switched hands between the Scottish and English, and for much of the time it was under siege. The last attack was in 1745 when Bonnie Prince Charlie failed to capture the castle during the Jacobite uprising.</p>
<p>History obviously plays a big part in this attraction and some of the traditions of yesteryears are kept alive to this day. Six days of the week – Sundays are excluded – a 25-pounder gun is fired from the top of the castle at one o&#8217;clock. This tradition began in 1861, to help nearby sailors know the time.</p>
<p>Another spectacle ongoing to this day is the Military Tattoo that is held annually in August. The tattoo includes a military band, regimental marching and a fireworks display. The regiments and band march from the castle, traversing the Royal Mile towards Holyrood Palace and this is watched by around 200,000 people who adorn the streets each year, as well as those who watch it on television the world over.</p>
<p>The most prized possessions in the castle are The Honours of Scotland and these are kept in the Crown Room. These items – the Crown of Scotland, the Sceptre, the Sword of State and the Stone of Scone – are linked to Scottish nationality and have twice been buried (first in the 17th century to evade capture by Oliver Cromwell and again in the 1940s in case the Nazis invaded) to secure their safekeeping. Since 1953 they have been on continuous display.</p>
<p>The castle also played its part in the Second World War as a prisoner of war camp. It is said that Scottish prisoners of wars, on returning on their <a href="http://www.britishairways.com/travel/flights-to-edinburgh/public/en_gb">Edinburgh flights</a>, all made their way to Edinburgh Castle to make a sign of solidarity against the enemy.</p>
<p>The castle has a lot of history to show and tell and as one of the leading attractions in Edinburgh the tourist body have put a lot of effort into making it an interesting day out for all. With so much on show it can be worth spending a whole day at the castle and even then you may find that you haven&#8217;t had time to fully take in everything there is to see.</p>

<p>Almost the exact opposite is true of a long term investment. These grow in small incremental amounts, often dipping for considerable amounts of time before picking back up again, so if you can’t bear to see your money drop after the first month, before hopefully growing again, then these aren’t for you. <p>In a nutshell, if you are looking for a more profitable alternative to a savings account then long term investments can offer a stable safe haven, but if you are after maximum financial gain in the minimum amount of time (and are prepared to take the risks), then short term investments can be a successful move.</p>
